What You Need to Know Before Buying a New Build: Part 1

A dirt start new build can take 6-9 months typically but in custom cases even longer. An inventory home is one the builder has already started and may be only weeks to months from being finished.

With a dirt start you have a lot more freedom to choose your options and floor plans while an inventory home depending on how far along it is you may not be able to choose as much. So depending on how much time you have before you need to move or how much control you want over the color scheme one or the other may be a better option for you.

If you go with a dirt start there are two ways to approach: pick the floor plan and the builder you like and see what communities and lots they have available or start location, location, location and pick the community and lot you want first and then the builder and floor plan.

Picking a lot comes with a lot of different options which can add to the price of the new build. Lot premiums can be added for being on a cul-de-sac, backing to a golf course, walk-out basement options, or mountain views.
